Mod project: Housing, Debt and Mortgage Crisis

I am making a mod which adds depth to the housing and credit market. It adds a dynamic relationship between three kinds of housing: state, private and commercial.

This is a draft:

Simulation: Landlord Housing (please suggest a better name)
Caused by high GDP. Decreased by Rent Controls (12), Capital Gains Tax (20) and State/Private Housing. Takes money from Poor and Middle Income to Capitalists. Makes Capitalists happy and Socialists unhappy. Decreases Unemployment.

Simulation: Private Debt
Caused by Private Housing, and to some extent by Car Usage, Private Schools (24) and Gambling (12). Decreased by Consumer Protection. Makes Socialists unhappy.

Situation: Housing Crisis
Caused by Private Debt, Poverty and Property Tax. Decreased by Consumer Protection and Mortgage Tax Relief. Increases Homelessness. Decreases Private Housing (12) and Currency Strength. Upsets retired and poor people, and to some extent the middle class. Decreases number of Capitalists.

Private Housing now only represents homes owned by their occupants. Some changes: Increased by Middle Income. Decreased by Property Tax. No longer affected by GDP or Rent Controls. Increases number of Capitalists.

Offsets: Consumer Protection hurts GDP much more (since it limits consumer credit and debt collection). Gambling should have some perks too (improve Tourism, etc).

Possibly, Landlord and Private Housing could increase CO2 Emissions. (State Housing would be less generous with heating and air conditioning).

Sounds interesting. I’d leave out the CO2 effects since it’s the occupants who pay for the heating, not the owner. Housing crisis should definitely anger Youth, as they’re unable to get on the property ladder at all and end up stuck at home.

I would rename the The Housing Crisis event to Housing Market Crash, to emphasize that it should be interpreted as a drop in housing costs (as in the USA during 2009).

I’ve had much trouble getting good balance; hoping to release the mod this weekend.

This and my other mods will be bundled into a mod called First World Problems.
